1. No stamp duty to pay
Based on figures from GOV.UK on the 8th of November 2022. The stamp duty land tax rate for second home owners is 3% up to £250,000 and 8% above 250,000 and up to 925,000. This means if you were to purchase a freehold residential property at £400,000. You would need to pay £19,500 in stamp duty land tax. If you were to purchase one of our lodges, the total SDLT due is £0.

2. No lengthy conveyancing process involved
The average time for a property transaction at the moment if 4-5 months. The purchase of a lodge is a simple, quick transaction and if you buy from stock, you could have the keys in your hand in as little as a week!
3. Fully furnished with fitted appliances at standard.
All lodges come fully furnished to a high standard, this means you haven’t got all of the worry and stress of furnishing the property before you can use it. If you do like to have a say, there are different packages you can choose from if buying off plan.
4. Great rental return
