December is just about here and there is not only the sound of sleigh bells ringing as the all too familiar chant of The Boxing Day Launch is upon us!
Sellers are being encouraged to rush to the market for the post-Christmas surge, with promises of increased activity from buyers desperate to find their next home.

Whilst it may sound appealing and it’s easy to get caught in the fanfare. I am sorry to report that although there is an uplift of activity (I will come back to this point), browsers nursing large Turkey bellies and a sore head don’t often make your best buyers!
You have heard the noise, probably been pitched by the new agent in town desperately trying to drum up some business, or the corporate trying to fuel their regional directors’ egos with the number of new instructions they have signed up at an over inflated price, and 20+week contract.


Am I starting to sound a little cynical? You can’t deny that there is an uplift in activity and there will be LOTS of sellers convinced to reduce or list on Boxing Day. However, the uplift stats and percentage increases are misleading and are often compared to the previous day. This just so happens to be Christmas Day and even I - who is completely market and property obsessed will not (probably not!) look at the property portals Christmas Day.
